  • Do I require planning permission for my garden room?

    No, not if your building is less than 2.5 metres in maximum height, not in the grounds of a listed building and if you do not intend to use it as overnight accommodation.

  • How big can my garden room be?

    Your garden room can be as big as up to 50% of the area of all your garden. This includes all of your land except the part that your house stands on, this also includes the front garden, side gardens and back garden, less the area of any other buildings, sheds etc.

  • Is it possible to have a toilet in my garden room?

    Yes, if you are above the drains and connect to it. Permission maybe required from your water authority.

  • Do garden rooms add value to my home?

    Adding a garden room to your home can add value, whether you are looking to sell in the near future or not. These spaces offer an extra living area that can be used for a variety of purposes, and they are becoming increasingly popular. If you are thinking of adding a garden room to your home, be sure to consult with a professional to get the most out of your investment.

  • I would like my own bespoke design. What would be the process for this type of build?

    Often clients would like their own custom design and spec and so we are used to working with a clients individual and bespoke needs. We would firstly schedule a meeting and where we can survey the site, discuss your needs, size, spec, suitability of site and answer any questions that you have. From this initial meeting we would be able to complete a design drawing and detailed quotation.

  • What would the next steps be if I want to go ahead with the build of my garden room?

    If you are happy with the design drawing and quotation we would provide a contract of work. Once this is signed and agreed we ask for a % deposit and agree a date to start. At the start date we then require a further 40% payment and the balance is payable on completion.

  • What areas do you cover?

    We cover central scotland. If you live somewhere nearby but not mentioned here please get in touch and ask as we are always happy to consider new areas if travel isn’t prohibitive.
