How We Work

What Our Garden Rooms Include

Foundation Options

  • Ground Screws or Concrete Base: Sage Garden Rooms provides flexibility with foundation choices, using either ground screws or a concrete base. A site survey is required to determine the most suitable option based on your terrain, ensuring stability and a tailored fit for your specific location. Ground screws offer an eco-friendly and efficient alternative, while concrete bases provide a traditional, robust foundation.

Insulation

  • Fully Insulated Walls and Roof: The garden rooms feature fully insulated walls and roofs, making them suitable for year-round use. This insulation ensures energy efficiency and maintains a comfortable internal temperature, regardless of external weather conditions.

Cladding

  • Sustainable Options: Cladding choices include western red cedar or Siberian larch, both sourced sustainably, offering natural durability and an attractive finish. Alternatively, a range of composite wood cladding is available in various colours, providing additional aesthetic flexibility while aligning with eco-conscious preferences.

Interior Customisation

  • Walls and Ceilings: These are delivered ready for your chosen color finish, allowing you to personalize the interior to match your style or home decor.
  • Skirting Board: A 94mm skirting board is included, adding a polished and functional detail to the interior.

Roofing

  • EPDM Roof: The garden rooms come with an EPDM (Ethylene Propylene Diene Monomer) roof, a durable, weather-resistant synthetic rubber membrane known for its longevity and low maintenance, ensuring long-term protection against the elements.

Doors and Windows

  • Door Options: You can choose between French doors with opening side panels or sliding doors, with the size finalized during the site survey to suit your preferences and space.
  • UPVC Frames: Both doors and windows feature a galvanized steel-reinforced Eurocell 70mm UPVC profile, equipped with a high-security multi-point locking system for safety. They are fitted with double-glazed, 28mm toughened Low-E safety glass, enhancing energy efficiency by minimizing heat loss and gain while ensuring durability and security.

Heating

  • Included Heating: A heating system is provided, ensuring the garden room remains warm and usable throughout the year, making it ideal for various purposes like a home office, studio, or guest space.

Electrics

Comprehensive Electrical Setup:

  • 1 x 3-Switch Consumer Unit: Manages the electrical system efficiently.
  • 4 x Double Switched Sockets with USB Points: Offers ample power outlets with modern USB convenience.
  • 4 x Internal Downlights: Provides sufficient interior lighting.
  • 2 x External Downlights: Enhances exterior visibility and aesthetics.

Dimensions

  • Standard Size: The garden room measures 4 meters by 3 meters, offering a spacious yet manageable footprint for most gardens.

Cantilever

  • Up to 500mm: A cantilever feature extending up to 500mm is included, allowing for creative design elements such as an overhanging roof for shade or visual appeal, adding both functionality and a unique architectural touch.

Sage Garden Rooms delivers a complete, turnkey garden room solution with a high-specification build. From flexible foundation options and full insulation to sustainable cladding, customisable interiors, and a robust electrical and heating setup, these rooms are designed for comfort, durability, and personalisation.

The inclusion of premium features like an EPDM roof, secure UPVC doors and windows with Low-E glass, and a cantilever option ensures they meet the needs of discerning customers looking for a versatile, eco-friendly, and long-lasting outdoor space.

FAQs

Got a question? We’re here to help.

  • Do I require planning permission for my garden room?

No, not if your building is less than 2.5 metres in maximum height, not in the grounds of a listed building and if you do not intend to use it as overnight accommodation.

  • How big can my garden room be?

Your garden room can be as big as up to 50% of the area of all your garden. This includes all of your land except the part that your house stands on, this also includes the front garden, side gardens and back garden, less the area of any other buildings, sheds etc.

  • Is it possible to have a toilet in my garden room?

Yes, if you are above the drains and connect to it. Permission maybe required from your water authority.

  • Do garden rooms add value to my home?

Adding a garden room to your home can add value, whether you are looking to sell in the near future or not. These spaces offer an extra living area that can be used for a variety of purposes, and they are becoming increasingly popular. If you are thinking of adding a garden room to your home, be sure to consult with a professional to get the most out of your investment.

  • I would like my own bespoke design. What would be the process for this type of build?

Often clients would like their own custom design and spec and so we are used to working with a clients individual and bespoke needs. We would firstly schedule a meeting and where we can survey the site, discuss your needs, size, spec, suitability of site and answer any questions that you have. From this initial meeting we would be able to complete a design drawing and detailed quotation.

  • What would the next steps be if I want to go ahead with the build of my garden room?

If you are happy with the design drawing and quotation we would provide a contract of work. Once this is signed and agreed we ask for a % deposit and agree a date to start. At the start date we then require a further 40% payment and the balance is payable on completion.

  • What areas do you cover?

We cover central scotland. If you live somewhere nearby but not mentioned here please get in touch and ask as we are always happy to consider new areas if travel isn’t prohibitive.
